Maintenance expenses are things like fixing the plumbing or repairing the A/C. These items can be entered either using the Maintenance Menu section or through posting work orders using the Accounting Menu. These entries are a charge to the owner, meaning the owner owes you because you owe the vendor. If maintenance expenses exceed net rental income the owner will owe you money and have a balance forward. The system can place a pending check entry in the check system, payable to the vendor, when a work order is posted.
