Maintenance Menu

 

This screen allows you to:

Choose an option from the Files menu, the Maintenance Utilities menu and the Maintenance Reports menu.

You can also choose from any of the buttons displayed to select work orders from the current file, enter a new work order, or assign a work order that has already been entered.

Before you begin:

Choose the Maintenance option from the Main Menu.

The first screen in the Maintenance system has many options right at your fingertips.  The Maintenance system allows you to track work orders from the initial reporting of a problem to the posting of the work order charge to the owner statement.  It is not required that the maintenance system be used, work orders can be posted using the Accounting Menu, Enter Work Orders option.  See Also Work orders in the Accounting Chapter.

File:    

Basic options are included on the File menu.  Work orders may be entered by choosing the first option on the files menu or by using the button available on the first screen of the Maintenance system.  The option of assigning work orders is also available on this menu as well as a button on the first screen.  Use the Files menu to select cancelled, archived and history work order files to work with besides the work orders you currently have on file.  The "Exit" options are also located on this menu.

 

Utilities:

The two most commonly used options on the Utilities menu are the "Block Unit for Maintenance" option and the "Post Work Orders to Owner Accounts". 

           

Reports:

The options available on the Reports menu allow you to print out specific kinds of work orders such as an in house work order for office use only or an owner copy.

 

Enter Work Order number, search value:

How do you find a work order that you have entered?  You can look it up in a variety of ways.

 

Enter New Work Order:

Enter the initial request for a maintenance work order.  You may do this by the button available on the first screen of the maintenance system or by selecting File and choosing "Log new work order".

 

Assign Work Orders:

You assign work orders you have entered to a maintenance worker or vendor using the "Assign work order" option on the file menu or the [Assign Work Order button].
